PORTFOLIO MANAGEMENT

  • Carry out Landlord’s obligations under terms of lease.
  • Ensure performance of tenant’s obligations under terms of lease.
  • Produce annual condition report per property.
  • Perform bi-annual inspections.
  • Negotiate new leases and lease extensions.
  • Negotiate rent reviews.
  • Administer rent collection and disbursement
  • Draw up and maintain Inventory records.
  • Liaise with Tenants/Tenants’ Agents/Occupants.
  • Liaise with Client/Agents.

PROPERTY MANAGEMENT

  • Prepare and facilitate annual planned maintenance programme to include: Boiler servicing.
  • Major electrical appliance testing.
  • Exterior (and interior) redecoration.
  • Fire and safety equipment (including RCDs) testing and servicing.
  • Gutter and drain cleaning.
  • Lawnmower servicing (and gardening).

SUB-CONTRACTOR MANAGEMENT

  • Submit planned maintenance to competitive tender (if applicable).
  • Carry out contractor screening.
  • Prepare, issue and award tenders.
  • Inspect and instruct as necessary all unplanned maintenance.
  • Acquire estimates/quotations as necessary.
  • Instruct, monitor and inspect all work.
  • Facilitate Utility, Council Tax and Security issues on vacant property.
  • Ensure contractor compliance with defect liability period on new property.
  • Administer payments to contractors.

ADMINISTRATION

  • Provide quarterly management report.
  • Prepare annual budget.
  • Provide cost reports.
  • Ensure compliance with health, safety and environment regulations.
