Carry out Landlord’s obligations under terms of lease.

Ensure performance of tenant’s obligations under terms of lease.

Produce annual condition report per property.

Perform bi-annual inspections.

Negotiate new leases and lease extensions.

Negotiate rent reviews.

Administer rent collection and disbursement

Draw up and maintain Inventory records.

Liaise with Tenants/Tenants’ Agents/Occupants.

Liaise with Client/Agents.

PROPERTY MANAGEMENT

-
Prepare and facilitate annual planned maintenance programme to
include: Boiler servicing.

Major electrical appliance testing.
-
Exterior (and interior) redecoration.
-
Fire and safety equipment (including RCDs) testing and servicing.
-
Gutter and drain cleaning.
-
Lawnmower servicing (and gardening).

SUB-CONTRACTOR MANAGEMENT
|
-
Submit planned maintenance to competitive tender (if applicable).
-
Carry out contractor screening.
-
Prepare, issue and award tenders.
-
Inspect and instruct as necessary all unplanned maintenance.
-
Acquire estimates/quotations as necessary.
-
Instruct, monitor and inspect all work.
-
Facilitate Utility, Council Tax and Security issues on vacant
property.
-
Ensure contractor compliance with defect liability period on new
property.
-
Administer payments to contractors.

ADMINISTRATION
|
-
Provide quarterly management report.
-
Prepare annual budget.
-
Provide cost reports.
-
Ensure compliance with health, safety and environment
regulations.
